LEE CRESCENT

Planning Consent and Building Warrant Applications; Construction Completion.

Located in the conservation area of Portobello in Edinburgh, this two bedroomed ground floor flat, part of a listed crescent, had an existing rear extension that required upgrading.

 

Housing a bedroom, family bathroom and seating area, the brief was to investigate options to create a third bedroom within the extension.

 

With subtly hidden steelwork, a large section of the wall between the drawing room and kitchen has been removed and a free-flowing living/dining/kitchen volume leads to the extension and garden.

 

A new family bathroom internally allows the primary rooms to face the garden with full height glazed doors.  New roof windows and triple, sliding folding doors open to the back garden and flood the house with light.

 

The extension received new contemporary scottish larch cladding and a large decked area, maximising the garden.

 

The existing main bedroom has a bespoke built, plywood furniture insertion, with sleeping area above and office space below.
