DURHAM TERRACE

Planning Consent and Building Warrant Applications; Pending Construction.

Located in the Duddingston Ward of Edinburgh, this four bedroomed, detached house dating from the 1920s, had an existing attic conversion with box dormers.

Enjoying extensive South facing gardens, the clients wished to investigate the potential to extend to the rear, with a priority on large open plan social space at ground floor level and exploiting the garden.

Various design options for a large extension to the rear were considered but we persuaded the client that a more minimal side extension achieved the same outcome spatially without the expense or loss of garden.

Internal wall removals allowed the reconfiguration of the existing ground floor plan to achieve the most efficient solution with the same great space.  Large openings to the external wall and between kitchen and dining created the single volume space for living/kitchen/dining.  Bespoke timber sliding/folding panels allows the large space to be sub-divided to individual rooms, allowing flexibility of use.

New French doors to the garden and a new patio area further extended the sense of space : inside to outside.

In upgrading the existing dated dormer constructions, we create a unifying language helping to tie the various periods of alterations together and make the house complete.
